<br><p>The primary responsibility of a Senior Leasing Manager is to oversee the leasing operations and strategy for a Sahara Centre and work closely with the mall management team to attract and secure tenants, negotiate lease agreements, and maximize occupancy rates. </p><p><br></p><p>Responsibilities: </p><p><br></p><ol><li>Identify potential tenants for Sahara Centre, ranging from retail stores, restaurants, entertainment venues, and service providers. Develop and implement strategies to attract a diverse mix of tenants that align with the mall’s target market and business objectives.</li><li> Engage in lease negotiations with potential tenants, ensuring favorable terms and conditions for both parties. Negotiate rental rates, lease duration, tenant improvements, and any other relevant lease provisions.</li><li> Oversee the leasing process, including lease documentation, tenant move-in/move-out procedures, and coordination with legal and finance teams. Ensure all lease agreements are accurate, up-to-date, and compliant with legal requirements.</li><li> Conduct market research and analysis to stay informed about industry trends, market demand, and competitor activities. Utilize this information to identify opportunities for tenant mix improvements, lease renewals, and re-negotiations.</li><li> Build and maintain strong relationships with existing tenants, addressing their concerns, and ensuring their satisfaction. Act as the primary point of contact for tenant inquiries, issues, and lease-related matters.</li><li> Continuously seek new business opportunities by networking with potential tenants, attending industry events, and building relationships with brokers, property developers, and industry professionals. Actively promote the mall’s benefits and advantages to attract potential tenants.</li><li>Prepare and manage the leasing department’s budget, tracking leasing revenues, expenses, and forecasting future performance. Collaborate with the finance team to ensure accurate financial reporting and analysis.</li><li> Provide guidance to a leasing team, including leasing coordinators and assistants. Assign leasing responsibilities, monitor performance, and provide training and development opportunities to enhance their skills.</li><li>Collaborate with the marketing team to develop and execute leasing-related marketing campaigns and initiatives. Showcase the mall’s offerings, amenities, and unique features to attract potential tenants and drive foot traffic.</li><li> Stay updated on relevant leasing laws, regulations, and industry best practices. Ensure compliance with leasing policies, fair housing laws, and other legal requirements related to lease agreements.</li></ol><p><br></p><p>Requirements:</p><p><br></p><ul><li>Bachelor’s degree in business, real estate, or a related field (a master’s degree is often preferred).</li><li>10+ years of experience in commercial real estate leasing, preferably in a mall or shopping center environment.</li><li>Strong knowledge of leasing principles, market dynamics, and lease negotiation techniques.</li><li>Excellent communication, negotiation, and interpersonal skills to build and maintain relationships with tenants, brokers, and other stakeholders.</li><li>Ability to analyze market trends, financial data, and leasing metrics to make informed decisions.</li><li>Proficiency in lease administration software and other relevant tools.</li><li>Strong organizational and project management skills to handle multiple leasing deals simultaneously.</li><li>Leadership abilities to support the leasing team and collaborate with other departments.</li></ul><p><br></p><p><br></p><p><br></p>
