Job Purpose:<p><br></p>Support the Head of Construction by ensuring approved strategies and objectives are executed by the construction department across multiple phases of project. This includes all departmental aspects of project scheduling, construction, and quality control for all phases within the project. The Construction Manager is responsible for implementing the strategies and processes related to the planning, starts, construction, delivery, and completion of the project phases through the effective management of the internal and external stakeholders.<p><br></p>Main Accountabilities:<p><br></p><ul><li>Oversee all steps of construction activities associated with a specific community</li><li>Effectively utilize the internal and external stakeholders such as supervision consultant, project management consultant, contractors to execute all construction activities in the field</li><li>Oversee the scheduling and supervising of the daily activities of the contractors to obtain the highest quality work in accordance with the applicable specifications, schedules, scopes of work and Company policies while ensuring that safety and site cleanliness conform to established building standards</li><li>Coordinate, in conjunction with, the head of Construction and internal projects departments in the creation and management of budgets, scopes of work, specifications and contracts and adherence to the same throughout the construction process</li><li>Responsible for cost and budget adherence of the project, and review and approve change orders</li><li>Continuous review and reporting of all deviations of schedule and budget</li><li>Ensure that each phase is inspected at required milestone to verify and document the quality of installation</li><li>Verify that inspection forms, quality assurance checklists, plans and procedures as required by the company are being used and followed</li><li>Provide leadership, guidance and technical support for the Assistant Managers</li><li>Review and enforce compliance of construction schedules</li><li>Ensure that safety logs are maintained and regular safety meeting are conducted</li><li>Ensure that the contractors are being held responsible for daily clean-up</li><li>Use a set of approved plans to verify that the project is built per the plans and specifications</li><li>Verify that detailed inspections are being conducted after each contractor has completed responsible tasks prior to being authorized for payment</li><li>Ensure that the selected options and upgrades are installed</li><li>Oversee the preparation of punch and snag lists for construction milestone and that tcontractors are being managed to correct the items identified prior to handover</li><li>Visually inspect each completed building before handover to Facility Management and authorities to make sure it is complete, clean and meets all standards</li><li>Ensure the projects is delivered 100% complete and on time</li><li>Oversee that all paperwork (invoices, change orders, specification modifications and RFIs) are being thoroughly reviewed for completeness and accuracy</li><li>Oversee the review, approval, and monitoring of all contractors’ execution plans</li><li>Issue weekly project update reports to the Head of Construction</li><li>Hold weekly construction meetings</li><li>Authorize payment for materials received and work completed</li><li>Assist the Head of Construction in reviewing architectural designs and plans for compliance with all building codes, life safety codes, governmental regulations, and zoning regulations associated with the Special Projects</li><li>Support the tendering and contracts department in identify cost reduction opportunities</li><li>Very that feedback is being provided to contractors’ immediate supervisors concerning their firm’s timeliness and attention to detail</li><li>Maintain positive and professional relationships with the contractors, vendors, third party inspectors, consultants and governmental agencies</li><li>Assist in evaluating new and existing contractors’ capabilities and provide feedback to the Head of Construction</li><li>Manage customer and vendor relationships, both internal and external</li><li>Support, collaborate and interface with other departments such as Land Development, Customer Service and Finance</li><li>Resolve issues and conflicts related to daily construction activities (e.g., vendor contracts, work orders, job progress, and design)</li><li>Ensure that pre-handover meetings are being conducted with the malls department</li><li>Oversee the department’s work with the malls department to resolve valid warranty items</li><li>Act as a mentor and resource for the Assistants in their developmental training</li><li>Provide input on employee performance evaluations</li><li>Attend construction meetings and training classes as scheduled</li></ul><p><br></p><strong>Requirements</strong><p><br></p>Required Education &amp; Experience:<p><br></p>1-Bachelor`s degree in Engineering, Architecture, Construction Management or similar<p><br></p>2- A minimum of 8 years’ experience with scheduling, ordering, field supervision, quality control, and production of all phases of malls/commercial/residential construction<p><br></p>3-A minimum of 3- 5 years’ experience in malls construction management positions<p><br></p>4- Thorough knowledge of all trades and construction techniques<p><br></p><strong>5-Experience In The Malls/commercial Sector Is Strongly Preferred.</strong><p><br></p>6-Must have a vehicle, a valid driver’s license and be willing to travel .
