<strong>Responsibilities:</strong><p><br></p><ul><li>Ensure delivery of high-quality Facility Management &amp; Maintenance Services across a broad portfolio of assets, from family residences to commercial properties, and light industrial</li><li>Be fully versed in Oman municipal and government departments rules and regulations for building compliance, modifications, fit outs, fire and life safety services, ensuring compliance at all times</li><li>Manage multi-discipline contractors, and own internal team, to ensure FM and maintenance services are delivered to the expected high standards, with a particular emphasis on quality and service</li><li>Ensure Health and Safety compliance is adhered to at all times – by own team and by facilities management service providers </li><li>Implement improved property and facilities management processes, including training and mentoring of junior staff to enhance skills and service delivery</li><li>Develop building operational rules, policies and regulations for all occupants, ensure compliance</li><li>Develop, and regularly update, a tenants fit out and mobilisation hand-book</li><li>Manage tenants occupation within the building rules and regulations, and lease terms</li><li>Implement regular FM, PPM &amp; maintenance inspection schedules for all assets and ensure these are documented, with actions, proposals and remedies, gain approval for actions</li><li>Implement full PPM plan for all assets, and ensure carried out on timely basis</li><li>Draft scopes of work, tender for works, and prepare analysis &amp; recommendations</li><li>Prepare annual OPEX &amp; CAPEX budgets – set budgets, gain owner &amp; finance approval, manage budget</li><li>Set KPIs for all lines of work and monitor teams against KPIs</li><li>Management of small team of technical staff, training, developing &amp; hiring where applicable</li><li>Weekly review of open maintenance jobs and ensure these are closed out in accordance with KPIs</li><li>Monthly documented building inspection for Owners and monthly Owners report</li><li>Quarterly management reporting</li><li>Work with the development team from concept stage, to provide FM feedback for new projects </li><li>Onboarding of new assets &amp; procurement of all services for FM &amp; Maintenance<br></li></ul>
