<strong>Job Purpose:</strong><p><br></p><ul><li>To oversee all building-related activities and maintains all properties.</li><li>Actively takes part in the PPM planning and manages the day-to-day maintenance requests.</li><li>Aim is to preserve the infrastructure in good condition and ensure that facilities are safe and well-functioning and to showcase properties in a professional manner that reflects a world class organizational image and brand.<br></li></ul><p><br></p><strong>Duties and Responsibilities:</strong><p><br></p><ul><li>Supervise multi-disciplinary teams of staff including hard and soft services.</li><li>Monitor and assess staff work performance on an ongoing basis and provide performance feedback as needed, including completing formal employee performance reviews, and developing and carrying-out corrective action plans to improve worker performance.</li><li>Oversee subordinate staff development activities, including providing/ proposing training as needed.</li><li>Ensure appropriate staffing levels of Maintenance Department, including scheduling vacations and replacements, and initiating and participating in hiring new and replacement staff.</li><li>Oversee the maintenance of the facilities, all equipment and material handling</li><li>Determine and/or approve major equipment maintenance, including appropriate action, method, and solicitation of quote for repair/rebuilding of equipment.</li><li>Ensure all equipment is upgraded to meet or exceed all standards.</li><li>Participate in purchasing and selling of facilitys machinery and equipment as directed.</li><li>Oversee the installation, removal, or movement of all machinery and equipment.</li><li>Oversee all properties for ensuring proper maintenance of all hard and soft services.</li><li>Oversee building projects, renovations, or refurbishments</li><li>Manage budgets and ensure cost-effectiveness and improve the existing facilities at competitive costs</li><li>Advise businesses on increasing energy efficiency and cost-effectiveness</li><li>Monitor utility costs and conduct energy analyses to identify opportunities for cost savings or system performance improvements. Ensure up-grades and/or modifications are implemented.</li><li>Ensure that the maintenance team operates its preventive and predictive maintenance programs at optimal costs.</li><li>Review, implementation, and adherence to SOPs</li><li>Review and approve materials requested by FM team from procurement / stores</li><li>Provide technical assistance and operational support as required, specifically with respect to environmental conditions, energy utilization, and the basic functions of electrical, FF & FA systems, HVAC systems, plumbing and all related mechanical systems.</li><li>Ensure the management and maintenance of optimal levels of spare parts so that the operational facility does not suffer from work stoppage due to lack of parts.</li><li>Ensure that facilities meet government regulations and environmental, health and security standards</li><li>Plan, organize and supervise maintenance and repairs performed by building staff.</li><li>Prepare daily, weekly, and monthly work schedules based on the short and long-range plan. Administer the work order system for buildings. Ensure work orders are completed on schedule.</li><li>Responsible for buildings quality control. Inspect facilities and work areas to eliminate deficiencies and improve park facilities.</li><li>Continually evaluate the effectiveness of maintenance procedures and programs and makes changes to improve quality, efficiency, and effectiveness.</li><li>Provide a program of continuous in-service training for staff and conduct monthly staff meetings.</li><li>Ensure compliance with safety, health and loss control policies and procedures</li><li>Recruit, interview, hire, train and evaluate maintenance personnel.</li><li>Inspect buildings for cleanliness. Make schedule adjustments to provide clean facilities during peak hours.</li><li>Prepare annual budget for building maintenance, repairs, and capital improvements.</li><li>Responsible for purchasing supplies, equipment, and services.</li><li>Manage contracted maintenance, repairs, and construction within the districts buildings.</li><li>Review employees work hours to verify accuracy and approves payroll.</li><li>Respond to tenants complaints and inquiries tactfully and in a timely manner.</li><li>Work as a Team Player with co-workers and in conjunction with other departments.</li><li>Any other duties/responsibilities as assigned time to time based on business requirements.</li><li>Knowledge of facilities management principals</li><li>Knowledge of financial management</li><li>Knowledge of budgeting and ability to create and manage an approved budget (CAPEX & OPEX).</li><li>Solid commercial awareness</li><li>Ability to read and understand leases and contracts<br></li></ul><p><br></p><strong>Education & Qualifications:</strong><p><br></p><ul><li>BSc/BA in facility management, engineering, or relevant field</li><li>Relevant professional qualification (e.g., CFM) will be an advantage</li><li>Registration with Engineering or Project Management Governance Boards / Entities<br></li></ul><p><br></p><strong>Experience:</strong><p><br></p><ul><li>More than 5 years of experience in managing facilities and building maintenance.</li><li>Minimum 7 years of working experience in the Facilities and Maintenance Management area.</li><li>CFM certified facility management<br></li></ul>
