Job Description
The Development Director assists the Chief Development Officer in providing Strategic oversight in line with the execution of the large scale multi-billion USD developments. He/She will assist in providing strategic leadership for the market analysis, master plan designs, financial feasibility, product development/pricing and the launching of projects across several asset classes.
RESPONSIBILITIES
β’ The Development Director will manage the entire development process from market analysis and customer profiling to overseeing the project execution to ensure design intent is achieved.
β’ Initiate and manage market and customer research to define the positioning of the project or projects.
β’ Translate research to create an overall vision and development brief as the foundation for the feasibility of the project
β’ Manage and direct the feasibility studies and business plan in parallel with overseeing the design process to ensure design intent and feasibility of the design is maintained in line with vision and brief.
β’ Ensure adherence to milestones and schedules as agreed with management.
β’ Ensure disciplined management of contracts that development is the owner of in collaboration with the procurement department
β’ Ensure adequate resourcing of projects at all times with a culture of forward planning to be a natural mindset.
β’ Work with projects team to assist securing of all entitlements, approvals and permits as well as negotiating agreements with all required utility and service providers
β’ Review and sign-off on the design documents at each of the design process and expedite all required internal approvals
β’ Ensure vision and quality of project are maintained, and that the project is meeting all requirements of the approved business plan
β’ Responsible for assembling detailed development budgets, schedules, and all supporting dates in accordance with company procedures.
β’ Identifies and communicates impacts to programs and operations, including safety and security as well as the customer experience, finances, and operations.
β’ Evaluates and presents any recommendations for capital improvements relative to revenue generating investments and asset preservation
β’ Assists in new acquisitions and development by providing insight, analysis, pro forma, marketing evaluation, staffing, and capital planning.
β’ Leverages industry expertise, best practices, and key business drivers in developing short- and long-range plans and defining results.
β’ Maintains flexibility to adapt priorities based on changing business needs.
β’ Assists the CDO in preparing and presenting Board reports.
β’ Ensures the development and submission of timely and accurate budgets as well as monthly reconciliation and variance reports.
β’ Manages operations towards achievement of budgeted revenue, net operating income & profitability targets.
β’ Identifies, evaluates, qualifies and implements business partner & vendor relationships, including negotiating and managing agreements and performance.
β’ Provides leadership to develop a cohesive work team.
