Role Profile : A high level of knowledge in technical / engineering operations, analytical and critical thinking, and the ability to be proactive. The purpose of this position is to provide leadership and management for the facilities at Burj Alshaya. The Engineering Manager is responsible with the day-to-day implementation of policies, procedures and services delivery that provides a well-managed and well-maintained building. An emphasis of this role is placed on a positive response to the concerns and needs of all residents at Burj Alshaya, environmental health and safety. Inspect and repair electrical mechanical and plumbing problems, as well as any structural issues. Coordinate the installation of new equipment, and manage the upkeep of all equipment and supplies, ensuring that they meet all health and safety standards. Consistently look for ways to reduce operating costs. To ensure compliance with Company policy and procedures in line with annual operating plan
Job Responsibilities:
– Ensure the day-to-day operations at Burj Alshaya, life-safety, engineering, site services, and general maintenance, are implemented and carried out in a manner consistent with policies and procedures.
– Manage all contracts to ensure they are reviewed on a regular basis, verify that invoices match contract pricing
– Manage all maintenance programs relating to the interior and exterior conditions and appearance of Burj Alshaya.
– Respond positively and promptly to requests from residents. Oversee the implementation of ongoing contract programs to constantly assess tenant and residents needs and to ensure problems are being solved promptly to the mutual benefit of all occupants.
– Ensure that all site-specific documentation and reports are completed accurately.
– Prepare, review, and give initial approval and as needed to budgets, financial reports (monthly and quarterly), contracts, expenditures and purchase orders related to Burj Alshaya.
– Coordinate the preparation of annual maintenance budget, quarterly reforecast, and future business plans.
– Assist in the development of capital budgets for Burj Alshaya. This includes contributions towards a five-year plan of maintenance, facility improvement, and cost reduction initiatives
– Collect, analyze, and report statistical data as may be required to provide accurate and current assessment of facility management objectives.
– To ensure that recruitment of staff is conducted in accordance with Alshaya procedures and on relevant terms and conditions of employment and all Alshaya employees receive a full induction.
– Thoroughly familiar with the management contract and all requirements contained therein
– Monitor and ensure that tenants and suppliers comply with insurance requirements and coordinate all claims if required.
– To identify employee development needs, set objectives and evaluate training performance for all activities undertaken.
– To ensure that employees are effectively managed to their potential utilizing the HR processes with best practice approach
– To ensure health and safety policies are adhered to and all appropriate documentation is prepared and maintained i.e., risk assessments.
– To ensure all HR processes are adhered to and all employees are treated in line with Alshaya policy and current local legislation
– Always follow Group and company policies and procedures.
